What is the hot sheet?
Basically you tell me exactly what you want, and I load it on the computer. You will be emailed instantly if a new home comes on the market or if there is a price reduction by my computer. You will know fast what the market is doing and know more about the market than the people who get those outdated real estate magazines from the grocery store.
For example, you say, I want to be on the hot sheet for all the foreclosures in Bonneville county. So I load on my computer that you want foreclosures in Bonneville County. Another realtor later that day lists a brand new foreclosure, and you are instantly emailed that listing. You are kind of interested, but it is still out of your price range and so you forget about it. One month later, the foreclosure drops down $20,000 because the bank just wants to get it off their books. Now you are interested. We go look at the property, and then write an offer.
Or I want to be on the hot sheet for all the homes in the $150,000 to $170,000 range in Bonneville county. Or I want to be on the hot sheet for all the homes on 1 acre under $200,000. Or you are interested in all the homes that are 2000 square feet to 2500 square feet etc.
Almost any criteria you can come up with, I can load you on my computer and you will be emailed instantly when something comes on the market.
Wouldn't it be great to know that the home you were looking at in the $200,000 range suddenly dropped down to $180,000? If you know when things happen, you can beat everyone else to the good deals.
Almost every week I have practiced real estate someone finally gets the nerve to write an offer on something only to find out someone else has beat them to the punch.
